Year-by-year table
How the calculation works
This is a standard repayment (amortising) mortgage with a fixed rate and monthly payments. Each payment covers that month’s interest first; the rest reduces the loan. Early on most of your payment is interest, which is why the red part of the chart is largest in the first years.
The formula is: payment = loan × r ÷ (1 − (1 + r)−n), where r is the monthly interest rate (annual rate ÷ 12) and n is the number of monthly payments.
Worked example
Borrowing €250,000 over 25 years at 4% gives a monthly payment of about €1,319.59. Over the full term you would repay about €395,900, of which roughly €145,900 is interest. At 5% instead, the payment rises to about €1,461.48 — around €142 more every month.
Frequently asked questions
Does this include taxes, insurance or fees?
No. It shows only the loan repayment. Your real monthly cost can be higher once you add property taxes, insurance, arrangement fees or, in some countries, mortgage insurance.
What about variable-rate mortgages?
A variable (adjustable) rate changes over time, usually following a benchmark such as Euribor in Europe. Use the calculator with a few different rates to see how sensitive your payment is.
Why do central-bank decisions matter for my mortgage?
Central-bank rates influence the rates banks charge. When the Fed or the ECB raises rates, new fixed-rate deals and variable-rate payments tend to rise. Follow upcoming decisions in our economic calendar.
Is it better to choose a shorter term?
A shorter term means higher monthly payments but much less interest overall. Compare, for example, 20 and 30 years above. The right choice depends on your budget and circumstances.
